The property sits on Route 14 along Grand Central Avenue—the most heavily traveled state route in West Virginia—with approximately 36,200 vehicles passing by each day. Just north of Parkersburg, Grand Central Mall is the only enclosed regional mall within a 77-mile radius, serving as the retail hub for its region. The property offers a dynamic mix of local and national retail tenants, as well as numerous major medical facilities. Nearby restaurants include Outback Steakhouse, Olive Garden, Panera Bread, Longhorn Steakhouse, and more. Adjacent to the mall, the Mid-Ohio Valley Medical Group (MOVMG) brings in as many as 500 outpatients per day. MOVMG was recently purchased by West Virginia University and is projected to see continued growth, resulting in an increase of property traffic.

As the state’s third-largest population center, the Parkersburg-Vienna area is the economic backbone of Mid-Ohio Valley. With two beautiful golf courses within 10 miles of the Grand Central Mall, this area is said to have one of the highest average household incomes in the state. Additionally, the region boasts affordable housing, low crime, and below-average real-estate taxes. As one of the lowest costs of labor in the country, Parkersburg-Vienna offers plenty of job opportunities. Over the years, the area’s economic base has shifted from heavy manufacturing toward a skill- and service-based economy—with the exception of Hino Motors, a division of Toyota. The company recently purchased a 1-million-square-foot distribution center and officially opened in 2019, contributing approximately 600 jobs to the area. The facility adds to the list of 12 Fortune 500 companies that currently reside in Parkersburg, as well as the government’s Bureau of Public Debt. Other top employers include Camden Clark Medical Center, DuPont, Wood County Board of Education, and the U.S. Treasury Department. In addition to numerous nearby universities and colleges, the city of Parkersburg is currently working on a dynamic downtown renewal project which includes a riverfront amphitheater, walking paths, bike trails, a farmer’s market, and a skate park.
